What we see in Seven Valleys

Seven Valleys is small enough that we know most of the streets, and old enough that the plumbing tells a consistent story. Original supply lines, clay laterals, and basements that were dug when keeping them dry was not the priority it is now.

The creek is the defining feature. Living near running water is lovely and it is hard on foundations — a high water table means sump pumps that cycle far more than the manufacturer imagined, and discharge lines that need to be run properly if they are not going to freeze solid in January and send everything straight back into the pit.

If your basement has water in it more than once a year, the answer is usually not a bigger pump. It is the pit, the float, the check valve and where the discharge actually goes. We would rather sort those out than sell you horsepower that does not fix the cause. And while we are down there, if the pit is open, it is worth talking about a sealed lid — Pennsylvania has some of the highest radon levels in the country and an open sump is a direct path from the soil into the air you breathe.
